Residential Improvement Guide
The Summit Lakes Architectural Committee has issued the following guidelines to aid in reviewing residential home improvement requests.
These guidelines were established to increase homeowners' awareness of their obligations to abide by the Covenants and Restrictions. Every homeowner should receive a copy of the covenants at closing or from the property management company. Since these covenants are attached to the land, they are binding on all Summit Lakes homeowners and should be understood and followed.
Standards for Storage Buildings
- Materials- Wood structure. Siding to be compatible with homes in the Summit Lakes Addition.
- Steel Structure-smooth non-corrugated steel on the exterior. Minimum gauge is 24-26 gauge.
- Roof- Composition shingles to match shingles on home. Structure must have gable, hip or barn roof only.
- Pitch- Approved on a case by case basis.
- Size-Maximum size 10' X 14'. Maximum height is 8 '. **
- Color to match or compliment house.
- Any exceptions to the above standards will be viewed on a case by case basis.
**Any structure over 108 Square Feet or on a concrete slab must obtain a building permit from the City of Norman.
Fence Standards
Materials: Wood- stockade style only.
Height: 6 Ft. Any addition above the 6 Ft. fence should be for privacy only and will be reviewed on a case by case basis.
Color: natural wood color or clear stain. No paint.
Lake Lot: Lake lot fencing should refer to the Covenants and By Laws of Summit Lakes.
Effective July 16, 2007: Standards adopted for Park Lots which abut the Summit Lakes City Park. Rear fence facing the park will be of 4 Ft wrought iron fencing similar to the Lake Lot fences. Side fence will be 6 Ft. with the last 16 Ft. at the back of the lot to be stair-stepped so as to not obstruct the neighbor's view of the park as follows: 5 Ft. high fence from the 16 Ft. to the 8 Ft. mark and then 4 Ft. high fence from the 8 Ft. mark to the rear wrought iron fence.
When non-compliant fences on Park lots come in need of repair or replacement, these fences will need to comply with the above standards.
Any fence installed on a corner lot or on any lot which faces the street so as to be seen by the public will have the outside of the fence facing outward so as not to display the fence posts and rails.
Any exceptions to the above standards will be reviewed on a case by case basis.
Tree Removal Requirements
Homeowners wanting to replace a tree located in the common area requirements:
- Submit a request to POA officers for approval. Request should have plan of subject tree location and location of where new tree will be planted. Plan should also include the species of replacement tree.
Replacement Tree Requirements:
- Must have at least 3 " caliper trunk and be drought tolerant.
- Homeowner must agree to tend the new tree's needs with weekly watering for the first year.
- Tree removal and replacement will be coordinated by Aria Group Property Management. This is to insure the company is bonded and will repair any damage done. An example would be if the company cracks a section of the sidewalk, they would repair or replace that section.
- Aria Group will obtain an estimate of work to be submitted to requesting homeowner. Upon agreement and prior to the commencement of any work, Aria Group will contract for work and collect monies from homeowner.
